Harcourt Developments' Cúil Dúin scheme in Citywest is a five-minute walk from the Saggart Luas stop that Harcourt part-funded during the Celtic Tiger - it was among a number of developers to finance a 4.2km-extension of the Tallaght Luas line to the Citywest Business Campus.
Harcourt really had to bide its time before the investment paid off: the extension didn't open until 2011. But the Luas extension finally bore fruit in 2016, when the first phase of 45 houses at its Cúil Dúin development sold out within a matter of weeks, thanks to demand from first-time buyers.
At the moment, there are 10 four-bed semi-detached houses for sale. Each one measures 1,689 sq ft and is priced from €420,000. This style has a red-brick facade with UPVC windows that come with ivory, wood-effect frames. There is a cobblelock driveway and to the rear, a patio connects the living area to the garden.
Kitchens feature soft-close doors and drawers, composite stone countertops illuminated by under-cabinet LED lighting, and an integrated hob, oven, fridge-freezer, cooker hood and dishwasher. Most bedrooms have built-in wardrobes.
